Extension privacy policy
DSCR Matrix: Instant Underwriting is a browser extension that computes investor loan math on top of listing pages you are already looking at. This page states what it does and does not do with your data.
What the extension reads
Only the listing page that is open in your tab, on loopnet.com, crexi.com or zillow.com. It reads what the site has already rendered in your browser: price, address, property type, unit count, size, NOI, cap rate, rent estimates, taxes and HOA.
It does not read any other site, any other tab, your history, cookies or form fields. It never fetches a listing page itself, never crawls, never looks at pages you did not open, and never loads code from a server.
Where computation happens
Entirely in your browser. NOI, cap rate, payments, DSCR, maximum loan and cash to close are computed by code bundled in the extension. There is no server component, no analytics, no telemetry, no error reporting and no remote configuration.
What is stored
Only in the browser's local extension storage, on your device:
- Your assumptions: rates, vacancy, expense ratios, down payment, closing costs and borrower profile.
- Deals you save with the “Save deal” button: your inputs, the listing URL and title, and the computed summary. Delete them any time from the toolbar popup.
Nothing is synced, uploaded, sold or shared. Uninstalling the extension removes all of it.
What leaves your browser
One thing, and only when you click “Which lenders take this”: a new tab opens on the DSCR Matrix matcher with a link that carries your own inputs as numbers and codes, for example:

That link never contains listing text, the listing address, the listing URL or anything copied from the listing site. It contains the state code, a property-type code, the loan purpose, your loan amount, LTV, DSCR, FICO, borrower type, citizenship and two yes/no flags.

The extension does not ask for access to all sites, your tabs, your browsing history or your cookies.
Listing sites' terms
The extension displays math next to content you are viewing. It does not copy, store or redistribute listing content beyond the title and URL of deals you choose to save for your own reference. It is not affiliated with or endorsed by LoopNet, Crexi or Zillow. Use it in accordance with each site's terms of service.
