Rental property calculator
Work out whether a rental pays: monthly cash flow after the loan and every expense, cap rate, cash-on-cash return, and the DSCR a lender would calculate on the same numbers. Change any input and everything updates.
The four numbers
Cash flow is what is left each month after the loan payment, vacancy and operating costs. Cap rate is net operating income over the purchase price plus repairs, with no loan involved, so it compares properties. Cash-on-cash return is annual cash flow over the cash you put in, so it compares the deal to other uses of that cash. DSCR is gross rent over the full payment (principal, interest, taxes, insurance, HOA), which is how DSCR lenders qualify the property rather than your income.
Why DSCR here differs from cash flow
Lenders ignore vacancy, maintenance, management and reserves when they compute DSCR, and most want 1.00 or better at full leverage. A deal can show positive DSCR and negative cash flow once those costs are counted, so look at both. For the lender view alone, use the DSCR loan calculator; to see which lenders publish guidelines that fit this deal, press the match button.
